Composed of six private citizens, the Board hears and decides appeals for variance from strict application of the zoning code. If, for example, someone wanted to convert a single family dwelling in an R-2 District into a two unit dwelling and the lot was not large enough according to the zoning code, he or she could request a variance from the Zoning Board. The typical variances that are heard at the zoning board include:

  • Setback Variance - i.e. garage too close to lot line
  • Lot Coverage Variance - Too much of lot is covered by buildings
  • Use Variance - Use of the property for something which is not permitted in the zoning district in which it is located.

The Board of Appeals on Zoning also handles interpretations of Zoning district boundaries and interpretations of zoning ordinance text.
