An iconic building in Saginaw, located in the center of downtown. It is next to the Huntington Event Park and a block from the Temple Theater and the Dow Event Center that drew 221,449 visitors in 2017. It will share a block with the new Delta College Downtown Saginaw location that proposes bring approximately 1,000 students downtown, starting in the fall semester of 2019. A purchase agreement is currently active as local developers run studies to determine the investment needed to develop the building but no purchase has been finalize.

Kitty-corner from each other on the most prominent intersection in Downtown Saginaw, Washington and Genesee. Washington Avenue has an average daily traffic count of between 12,000 and 14,000 cars per day.

These two buildings were developed in 2012 and contain first floor retail space and market rate apartments on the top five floors. The apartments are fully occupied bringing a large number of students, hospital employees, and young professionals to downtown. Opened in May 2018 this indoor/outdoor marketplace is projecting to attach 10,000 visitors weekly. The first floor houses Frankenmuth Credit Union, a Coffee Counter, a restaurant, 31 indoor farmers’ market booths, 8 larger market/food court booths and 72 small retail center booths. Upper floors will hold various businesses including the headquarters of a large construction company and organizations to assist startup businesses with planning and financing tools.

The development still have three larger spaces available on the first floor. All have buildout allowance available to be used on hard costs and lease for $19.30/SF. The spaces available are 400, 605 and 715 SF units.

The parking planned for this development connects to the Saginaw River and Riverwalk. The building is near restaurants, coffee shops and retail establishment as well as large office buildings such as AT&T.
