Residential Development

The City of Saginaw is divided into various zones and the City's zoning ordinance specifies which uses are allowed in these zones, and which uses are allowed in these zones after the City Planning Commission has given special approval. Residential uses are permitted in all residential and business zones; however, there are other requirements which must be met in order for the residential development to occur.

Important:

If you are considering converting your house into apartments or if you are planning to purchase a house that has apartments, it is important that you make sure that the property is zoned for the intended use, and if it is zoned properly, that the required lot width, lot area, and parking can be complied with.

If you have specific questions, contact the Building Inspections Division at 759-1553 or the Planning & Zoning Division at 759-1303 at City Hall between 8:00 A.M. and 5:00 P.M. Monday through Friday.

The following lists the zoning district classifications and the requirements for residential development:

R-1, Single Family

District is intended for single family residential development

Parking:

Two parking spaces per dwelling unit is required. Parking surface to be either asphalt or concrete.
